A driveway is obviously an important surface when it comes to the exterior of your home. Most of us take them for granted until it comes time to make costly repairs. In areas of the country that see cold winters, salt and erosion can be a huge problem for a driveway. Salt can eat away at the surface of concrete causing chipping and erosion issues. Moisture can also penetrate the driveway and create freezing and thawing damage in as little as one harsh winter season.

To protect your driveway from salt and erosion it is best to seal it. Sealing a driveway will stop most of the damaging effects of winter weather. The sealer will repel moisture and salt so the driveway surface is not harmed. When it comes to sealing a driveway there are a few steps necessary for a successful result. When the weather is appropriate for applying a sealer prior to winter, the surface should first be cleaned. Use a quality concrete cleaner along with a pressure washer to remove dirt, grime, mold, and mildew. The concrete cleaner will help break down these contaminants including tannin stains from sticks, leaves, and acorns so the surface is completely clean prior to sealing.

How to Water Proof Exterior Concrete, Brick, and Masonry

When water is able to penetrate the concrete, it can cause all sorts of damage. Water and moisture absorption causes concrete to swell, which can lead to pitting, cracking, and heaving. In colder climates, freeze and thaw damage is a major concern. As the water gets into the concrete and freezes it expands causing major damage if neglected.

To prevent damage to the concrete, the surface should be waterproofed. Waterproofing concrete creates a water repellent barrier to lock out moisture. This stops all water-related damage from occurring. In addition, waterproofing concrete will also prevent spills and stains from penetrating and potentially leaving permanent staining.

Siloxane Based Sealers are Best for Poured Concrete, Brick, and all Masonry Surfaces.

Siloxane, not to be confused with Silicone, is a chemical that is used to formulate siloxane-based concrete and paver sealers. Siloxane-based sealers can be water or solvent-based although the water-based blend of siloxane sealers is lower in VOC and more compliant in certain states.

These siloxane sealers are popular among homeowners because they are user friendly and easy to apply. They penetrate into the surface and react to cause a hardened barrier within the substrate pores. They do not stay on top of the surface like other sealers.

SUPER SEAL-M is a water-based Silicone Water Repellent made of a special hybrid of Silane and Siloxane. SUPER SEAL-M provides water repellency to porous construction materials such as bricks, stone, concrete blocks, mortar, and grout. It is not suitable for very low-porosity substrates such as polished stone.

The active ingredients in SUPER SEAL-M Water Repellent Sealer are a mixture of different-size particles-some larger, some smaller to fill different size voids. This ensures good penetration into porous substrates, resulting in good coverage and durable water repellency. The active ingredients in SUPER SEAL-M Water Repellent can chemically react with the substrate, ensuring long-lasting performance.

– The SuperSeal M was applied to a new concrete driveway the day after installation. SuperSeal specifically says that the sealer can be applied to new concrete as soon as the bead water is gone from the install. We used 5 gallons for the 1000 sq. feet. It took 30 minutes to apply and did not have any issues.

Water Repellency: 8

– After 3 days we tested the water beading with the garden hose. All of the water beaded up on the driveway with a light mist of water. A heavier saturation and the water still did not penetrate into the concrete.

MasonrySaver® (Also known as “Defy”) All-Purpose Heavy Duty Water Repellent is a modified siloxane-based product designed to penetrate deeply into most masonry and concrete pores. Unlike acrylics, silicones, and other waterproofing sealers that remain on the surface and trap water vapors, this masonry waterproofing product allows deep penetration of its active ingredient of up to 1/4 inch or more. This proprietary blend of silanes and siloxanes creates a “SaltShield™” barrier on concrete surfaces, for greater resistance to the deteriorating effects of road salts and de-icing chemicals. – We applied the MasonrySaver Heavy Duty Water Repellent to a 1000 sq. foot driveway using a plastic pump sprayer. The sealer goes on milky white and dried clear in about 20 minutes. It took less than 30 minutes to seal the entire driveway.

Water Repellency: 8

– We waited a day after the application and then did a water test. The water did bead up well and did not penetrate into the concrete.

– Surebond SB-4000 has excellent water repellency for the brick blocks. Water beaded up and there was very little penetration, even with a heavy flow of water on the surface.
