I have yet to find the best brick paver sealer that stands out from the rest for all scenarios. To determine the best paver sealer, you must first understand its different types and the appearance you want to achieve when sone sealing. Below, I will break down the different types of sealers and their main differences.

Solid Acrylics vs Breathable (Styrene) Acrylics Paver Sealers?

When choosing a paver sealer, I have found that not all acrylics are equal. Many paver sealers contain inferior acrylics that will blush to turn white in color. Notably, it is the Behr Wet Look Sealer and H&C Water-based sealer. The best for a paver sealer is one that does not seal the surface 100% but instead breathes. These sealers are less prone to trapping moisture, possibly leading to the dreaded white haze. Most high-quality water-based sealers will not blush as they are thinner in viscosity. Solvent-based sealers containing solid acrylic tend to blush/turn white. If you choose a solvent-based sealer, make sure it is a “Styrene” acrylic, as these have tiny pinholes that allow the coating to breathe.

Traditional Solvent-Based Paver Sealers

Traditionally, these are the most popular and have been around for the longest time, and I have used them for the past 30 years for my paver restoration projects. These paver sealers are typically high in acrylic solids and will darken the surface. Available in Matte, Semi-Gloss, and High Gloss shine. Due to changes in many state VOC laws, solvent-based sealers may not be available locally but can be purchased online.

Crystal clear in liquid form. Popular solvents are Xylene, Toluene, and other Aromatic Solvents.

Pros: I have found that they last about 2+ years. Darken the color more so than water-based sealers. Add a higher level of gloss if desired. Typically, only one coat is needed. A higher level of protection against UV degradation and fading. Better for vehicle traffic.

Cons: It May need to be rolled on as many cannot be sprayed (too thick). It will not solidify joint sand or a water-based version. Square footage is less, typically about 100-125 sq. feet per gallon.

Water-Based Paver Sealers

Water-based versions of paver sealers have been forced on the scene in the last ten years due to low VOC (volatile organic compounds) laws. Currently, over 20 states in the US restrict the availability of solvent-based sealers. Water-based sealers still contain acrylics but will have a lower solid content.

Milky white in liquid form that dries clear.

Pros: They can be easily applied with a garden-type pump sprayer. It penetrates the substrate and sand joints better and hardens jointing sand. Square footage is better than solvent-based sealers. Typically, 150-200 sq. feet per gallon.

Cons: Multiple coats are needed. It will not darken as deeply or leave a high gloss like a solvent-based paver sealer—it offers a medium level of protection from UV degradation and fading. Softer acrylics can be prone to tire marks on a hot day.

Wet Look Brick Paver Sealers

“Wet look” sometimes gets confused with “gloss.” Using a paver sealer that will leave a “wet look” means darkening the surface, similar to if it was wet with water. To test, you can mist water on your pavers (as long as they do not already have a sealer that would repel the water) to see how they might look with a wet-look sealer. They will continue to appear wet even after the sealer dries.

Wet-look sealers are solvent-based or water-based penetrating formulas. These sealers may or may not contain a shine level of some sort.

Glossy Brick Paver Sealers

A shiny or glossy finish is achieved using a sealer that contains a high percentage of the solid content of the acrylic. This type of finish darkens faded pavers as if they are wet while adding a shiny finish. A shiny sealer can enhance the natural reds and brown tones that are found in standard brick pavers. The high solid content of these types of sealers will leave a high-gloss shine depending on the amount of solids. The higher the percentage of solids, the higher the gloss finish. For example, a 25% solid content sealer would be considered a semi-gloss, while a 30% solid content sealer would be considered a high gloss. In most scenarios, you will darken the pavers with a wet look. These sealers may be prone to being slippery when wet.

I live in Houston, Texas. I have some bricks (cemented) walkways with lots of molds (growing on). I would like to power pressure wash it, then apply sealer on it. Please recommend the best sealer.

I have a pavered driveway that has been sealed 4 times in 8 years always with a solvent sealer. I live in central florida and driveway gets all day sun. I like a wet look tobring out color but it does not last but 6 months at the most. The last I sealed it it had a hazy film rather than color. If it rains and pavers are wet it is beautiful but the minute it dries it is pale and hazy. Any suggestion?

Joint Stabilication no concern as we used poly sand
Will be professionally applied
3000 sq ft of drivewa, walkways and patios, PLUS "Stepstone" cast concrete wall cap

Thought Surebond SB 6000 but the company said it will only last about a year in the hot sun. Any other suggestions?

Has anybody heard of mineral spirit based sealers? I have concrete block pavers on my driveway, and blue stone pavers around my pool area. (South Florida) Looking for a good sealer and may need two different types for the different materials. Really need to seal the mortar joints between the natural blue stone (almost like slate) as they collect moisture and turn black with mold.

I have a few areas that have turned white that I will remove. Various sources stated that using a solvent based sealer (like SuperSeal Matte) over a water based sealer (like Behr) may not be good (solvent can cause softening of water based sealer, and prohibit a good bond). Have you or any of your subscribers used SuperSeal Matte over Behr water based sealer with good results?

Sorry for my confusion. It's clear that I should remove the Behr from areas that have turned white. What's not clear to me is for the areas that have not turned white. Would you expect mixed results if I used SuperSeal Matte over the areas that have not turned white without removing the Behr?

Thanks for your advice. Based on your initial response to my first post (FL Bricks, make sure the Behr has not discolored by turning white. Try SuperSeal Matte), it suggests that Superseal Matte is OK over Behr. Now you posted that it may have an issue down the road, which conflicts with your initial response. If you had said that SuperSeal Matte could not be used over Behr, I would not have purchased 15 gallons, or would be faced with the expensive and labor-intensive job of removing the Behr. Hi please advise best sealer to use:
1. wet look
2. matte or low gloss
3. have poly sand in joints so stabilization probably not that important
4. easily applied
5. front walkway, cambridge pavers, lots of sun, installed one year ago
Also, what do I clean it with beforehand and can I do it all myself? Thanks for your help.

Easily applied? Yes, would prefer something that could be sprayed on by a garden sprayer (but not a necessity), having to roll it on would be fine as well.
Description: Brand new backyard patio with heavy foot traffic in Western PA. Sun only part of the day but needs to withstand extreme weather (snow, ice, etc…)

I'm looking for a product that will give me a "Wet Look" without much, if any, gloss. I've put one coat of Behr "Wet Look" down, and It barely does anything as far as darkening. Are there any such products that could be used over the top of the Behr product? If I have to strip the Behr product off, forget about it… I'll just wait a few years.

New small patio. Used a water based "wet look" satin solvent that made the pavers look lighter and duller. Looking for a sealer to make pavers look darker. Can we use a solvent based sealer over top of the water based sealer? Thnx

Thanks I'll give them a call. In your experience, can you apply another water based sealer on top? If so, do you know of a water based product that can be directly applied over top of the exisitng sealer that might give the darker wet look that we desire?

Wet Look? Yes No Gloss, Matte Joint Stabilization Importance? No Easily applied? Doesn't matter Recycled brick paving on patio and driveway. Bricks are old reused clay fired bricks which are very porous and pitted. Gloss finish would look too weird. I'm just after darkening and colour intensifying (like after a light hose down). I would like a product that will take a recoat at any time, so I'm supposing it will need to be solvent based as I've heard cured water based sealers repel re-application until they have worn off sufficiently, whereas solvent based sealers are solvent-sensitive and will accept… Read more »

Does this provide some stain resistance? Would sb- 5000 stain blocking sealer work well, does it help with the joints? If not could you stabilize the joints with the 1300 and then spray a second coat of the stain blocking sealer over this? Or is using 2 different ones bad? Does the 500 give a gloss or wet look?
Sorry for so many questions, I just believe in doing a job once…and doing it well.

I can't seem to find the 6000, there is an sb-600 are you referring to this?
Can I use the 1300 to stabilize and then spray the 5000 over the top of it?

Description – Brand new paver patio just laid yesterday in Melbourne, FL. A screen enclosure will be added over all but 2 pads that are 5ft x 8ft that will have direct sunlight.. The screened portion is roughly 28ft x 20ft. Is there a certain amount of time I should wait before sealing the pavers? Thanks for the advice!

Hi – And thanks for this service! I've been very confused.

We are looking to seal and protect a pool deck made up primarily of pavers (with some travertine). We live in Florida, are rarely subject to freezes, and get a lot of rain.
For us, the most important aspect is long-term wear protection, with no yellowing.
We like the wet look, but it's not necessary.
We prefer no gloss.
Joint Stabilization is very important.
Our handyman will be doing the application, and I'm assuming he knows what he's doing, so ease isn't the most important factor.

Two years after installing pavers around the pool, on drive way, and walkways of our Florida home the pavers have lost their color and have started spalling and cracking. The installer will assume no responsibilty.
1) will a sealer restore the color?
2) will a sealer prevent further spalling and cracking?
3) will a sealer reduce the surface temperature of the sun baked pavers?
4) we would like the wet look.
5) which products are easiest to apply?
5) What is your recommendation?

Hello, I just installed a new paver patio under a black walnut tree. I am looking for the best sealer to protect against the staining those nuts cause. I would like a gloss and wet look, but ultimately just the best stain protection.

Don't really care about wet look or sheen as long as I get a product that will work. If I had a choice I would prefer more of a matte finish. Joint Stabilization not important because of years or applied coats. This is a sidewalk with an aggregate small porch that gets about 6 hours of the harshest sun per day. I've applied Black Bull (from Lowe's) on it for years. It always looks great for the first few month or so then starts fading and yellowing. By 3 to 4 months it look horrible. i started my sealing with a water based sealant (approx 100 sq ft). i have approx 3000 sq ft to cover and now feel i want a darker wet look. can i remove the water based sealant with muratic acid?

Hello — We finished our patio ~ April 2013. Now is it fall. Do we need to deep clean the pavers before sealing? If so which product should we use? Have paver driveway in Fla 500 ft from beach. Previously sealed with HC natural water based sealer. Pavers fading after only 1yr. Can I apply Superseal25 or should I use #30 to darken (brick red yellow and dark grey stone color pattern). Thank you!

Matte, Semi-Gloss, High Gloss-want to darken the pavers with some shine. Does matte darkened the pavers also?

Also want good UV protection (lots of sun south/west locations)
Wooded area 2 patio areas and walkways to front and back entry. Do not want so much shine that it looks out of place in our setting.

2 areas to do, one is concrete pavers (driveway) red and gray. Would like wet look semi gloss or less shine.
Second is pool patio where I would like a non-slip sealer so people don't fall over. The patio is raw marble I think.

Hi,
Just moved into a home in Chicago with a brick paver driveway. It is 5 years old and no maintenance has been done.
I want a Wet look, semi to High gloss, The sand is tight, but I think we want to keep it that way so yes , A roller to apply would be fine. I just applied weed killer, and plan on powerwashing and then sealing.
Any advice would be appreciated!

Easily applied? Ideal but not required, though cooler weather is coming so temperature may become an issue.
Putting in patio and retaining wall using Unilock's Rivenstone pavers with Ledgestone coping. In Western PA and area doesn't get much sun on northern end, so prone to moss growth. Should I seal the coping along with the pavers, or just the pavers? Aside from the sealer, what is typically used to seal between the joints of bullnose stair treads? Any insight will be greatly appreciated.

I live in southwest Florida and have a brick paver driveway and brick paver lanai around our pool. We get quite a bit of dark mold that gets into thesurface of the brick pavers on the lanai so this area requires quite a bit pf powerwashing to keep looking good. The driveway is not much of an issue but does get some staining. In any event, we would like to powerwash and then seal both the driveway and lanai areas to help prevent the mold and stains. The driveway and lanai pavers were sealed three years ago with a "flat" finish. After the sealer was applied it was invisible to the naked eye. Both areas need power washed (though I do apply/spray straight chlorine on the pavers in the pool area from time to time to keep the mold in check- spot application). Our interest in a more glossy finish on the driveway is to enhance the appearance of the pavers (and it would be helpful to get some protection from staining). I live in upstate NY. and have just put in a new paver driveway. I would like to put a wet look finish to it but was told to wait for a year. I would like a high gloss finish, Joint stabilization is important. The method of application is not so important as the outcome of the job.
