The important matter is that the brick pavers and sand joints are protected from harsh weather conditions, water damage, weed growth, mold/mildew, anthill activity, and sun fading. I have yet to find the best brick paver sealer that stands out from the rest for all scenarios. To determine the best paver sealer, you must first understand its different types and the appearance you want to achieve when sone sealing. Below, I will break down the different types of sealers and their main differences.

Types of Brick Paver Sealers

Solvent-Based Acrylic Sealers

  • Enhance color and provide a wet look
  • Help harden joint sand

Water-Based Acrylic Sealers

  • Lower odor and easier cleanup
  • Less glossy finish

Solid Acrylics vs Breathable (Styrene) Acrylics Paver Sealers?

When choosing a paver sealer, I have found that not all acrylics are equal. Many paver sealers contain inferior acrylics that will blush to turn white in color. Notably, it is the Behr Wet Look Sealer and H&C Water-based sealer. The best for a paver sealer is one that does not seal the surface 100% but instead breathes. These sealers are less prone to trapping moisture, possibly leading to the dreaded white haze. Most high-quality water-based sealers will not blush as they are thinner in viscosity. Solvent-based sealers containing solid acrylic tend to blush/turn white. If you choose a solvent-based sealer, make sure it is a “Styrene” acrylic, as these have tiny pinholes that allow the coating to breathe.

Traditional Solvent-Based Paver Sealers

Traditionally, these are the most popular and have been around for the longest time, and I have used them for the past 30 years for my paver restoration projects. These paver sealers are typically high in acrylic solids and will darken the surface. Available in Matte, Semi-Gloss, and High Gloss shine. Due to changes in many state VOC laws, solvent-based sealers may not be available locally but can be purchased online.

Crystal clear in liquid form. Popular solvents are Xylene, Toluene, and other Aromatic Solvents.

Pros: I have found that they last about 2+ years. Darken the color more so than water-based sealers. Add a higher level of gloss if desired. Typically, only one coat is needed. A higher level of protection against UV degradation and fading. Better for vehicle traffic.

Cons: It May need to be rolled on as many cannot be sprayed (too thick). It will not solidify joint sand or a water-based version. Square footage is less, typically about 100-125 sq. feet per gallon.

Water-Based Paver Sealers

Water-based versions of paver sealers have been forced on the scene in the last ten years due to low VOC (volatile organic compounds) laws. Currently, over 20 states in the US restrict the availability of solvent-based sealers. Water-based sealers still contain acrylics but will have a lower solid content.

Milky white in liquid form that dries clear.

Pros: They can be easily applied with a garden-type pump sprayer. It penetrates the substrate and sand joints better and hardens jointing sand. Square footage is better than solvent-based sealers. Typically, 150-200 sq. feet per gallon.

Cons: Multiple coats are needed. It will not darken as deeply or leave a high gloss like a solvent-based paver sealer—it offers a medium level of protection from UV degradation and fading. Softer acrylics can be prone to tire marks on a hot day.

Wet Look Brick Paver Sealers

“Wet look” sometimes gets confused with “gloss.” Using a paver sealer that will leave a “wet look” means darkening the surface, similar to if it was wet with water. To test, you can mist water on your pavers (as long as they do not already have a sealer that would repel the water) to see how they might look with a wet-look sealer. They will continue to appear wet even after the sealer dries.

Wet-look sealers are solvent-based or water-based penetrating formulas. These sealers may or may not contain a shine level of some sort.

Glossy Brick Paver Sealers

A shiny or glossy finish is achieved using a sealer that contains a high percentage of the solid content of the acrylic. This type of finish darkens faded pavers as if they are wet while adding a shiny finish. A shiny sealer can enhance the natural reds and brown tones that are found in standard brick pavers. The high solid content of these types of sealers will leave a high-gloss shine depending on the amount of solids. The higher the percentage of solids, the higher the gloss finish. For example, a 25% solid content sealer would be considered a semi-gloss, while a 30% solid content sealer would be considered a high gloss. In most scenarios, you will darken the pavers with a wet look. These sealers may be prone to being slippery when wet.

I have water that is getting through my paver patio and getting into my basement. I have replaced the joint sand with polymeric sand and am now looking for the best sealer to use. My main goal is to get a sealer that will keep the water from going through the pavers and the joint sand. Any recommendations? Not looking for a high gloss look.

Need to clean and reseal Tremron pavers previously sealed with water based sealer two years ago. Having serious mildew problems ,Joints are polymer sand . Would prefer low to no gloss, and wet look as would like to darken pavers if possible. Area is walkway and around house. Would appreciate recommendation as to best sealer and number of coats.

The driveway is 2.5 years old and has some mold in shady areas. It was originally sealed at installation. I don’t know what type of sealer was used. Plan on cleaning the driveway with an outdoor bleach and then sealing. I’ve been trying to do some research and read an article that recommended water based sealers. Would you agree? We are in Florida and most of the driveway is in the sun all day. Thanks

I have a driveway, and pool patio to do, driveway has been BEAT TO DEATH BY THE SUN, The back patio looks good just worried about it being to slick with any kind of gloss to it. I’ve used black diamond since ive been in the house, but feel it doesn’t last very long and doesn’t bring the driveway back to life. still looks old and weathered. I pressure wash it and re-sand each time. This will be my third time since we moved in apr “17. I still have a five gallon of black diamond I never recoated with.

My Driveway is just beat to death from full FL sun ALL DAY LONG, Wet look, I don’t care, anything to rejuvenate the bricks. Our back patio and pool area look fine, just worried about being to slick? so no or low for the back and semi or more for the driveway. thanks again.

Hello,
We are looking for a water-based sealant that will stabilize sand, as well as protect pavers from water/staining (many trees overhead that drop acorns leaves etc). A wet look would be nice. We have a patio and long walkway throughout the yard. We definitely do not want slippery pavers.
Any advice is appreciated, thank you!

My paver block pool area is faded but my lanai is still the original color(under roof). To match the original color what would you suggest? It is more like a wet look with no gloss. I would just seal the pool area so it would match the lanai. It is separated by a deck drain. Also does the sealer float on the pavers or does it penetrate into the pavers? Should I re sand the joints prior? I would prefer penetrating .

We have paver driveway and nervous about what material do use.. water vs. acrylic based. We have had some of our neighbors get that milky white discoloration that we want to avoid. I like semi-gloss, stabilization not important. Area is very large, application we are impartial as we just want to ensure we lay the right material down – as I understand one you select the material (water or acrylic) you have to stick with it when repeating. Hello, yes I have a question which I can not seam to find an answer for. I have pavers. They are about six years old. They lost their color due to the florida sun. I went and I bought every and I do mean EVERY sealer out there that said it would make the pavers look new and give it the wet look. NONE of them worked. The only way to describe them is after 6 years in the summer sun, they are just faded lost their color, even with these ” wet look ” sealers on there, they have NOT changed any at all. These wet look sealers have not added anything to them, have not enhanced the color at all, nothing. The only way the original color comes back to full glory is when it rains and they get wet from the actual water, then they look brand new. Thank you.

Yes, those are the other sealers I used. All the ” wet look ” none of them worked. I only used one coat. I used one and it did not work, so I went to another section of the backyard and tried the 2nd wet look sealer, same, and so on for a a total of four different sections in my backyard. So each section only has one coat of a different sealer on it. Hi there looks like my post some how vanished. This was the very first time I sealed the pavers. There was no other sealer on them. NONE. Nothing. I use three different sealers, one was a water base, the other was a poly base and the third I can not remember, but it was very stinky. In total I use four different ” wet ” sealers. They have all done the same thing. NONE of them made them look wet. The ONLY time they have their color back is when it rains, then they are like brand new.

Hi there so please tell me if the pavers were NEVER ever sealed before what caused this ? They were professionally pressured washed before the sealer went on. If there was nothing on them before being sealed and being professionally pressured washed before sealing, what makes you think stripping them down and re pressure washing them will resolve this issue, since they never had anything on them to start with and were pressure washed before adding the ” wet ” look already ?

what is the best brick paver sealer to use. i have a 25 year old concrete brick paver circular driveway and pool deck. the colors have faded significantly.they both were red/tan/charcoal blend when bought . they currently have no sealer on them..need color restoration and sealer . i live in south florida

The Sealing Company I contacted would resand and uses Seal N Lock Super Wet. I read your review and like that it has good joint stabilization. Your review of SB-600 states it doesn’t stabilize. Isn’t this necessary for new pavers? What do you think?

5. Pavers will extend out beyond concrete driveway to add parking space. One side will be about 18″ wide while the other is about 7′ wide to provide additional driveway. This is in Phoenix area so sun can be punishing. I’m concerned too much gloss will make the concrete portion of the driveway look old and sad ;( so it’s a balancing act.
