Brick Paver Patios and landscaping blocks have been popular in the last 30 years. They offer an alternative to regular plain white concrete by adding old-world charm, resembling walkways and streets of the 19th century. Brick Paver patios can be customized to be designed for any area. They are trendy for driveways, walkways, around pools, etc. Of course, with any exterior horizontal surface, there is a need for general maintenance with brick pavers by cleaning and sealing regularly.
Brick paver sealers are water repellents and coatings specifically designed for use on paver stones and blocks.
Sealing brick pavers can be a do-it-yourself project if you feel comfortable, or it can also be done by an experienced contractor like me. The important matter is that the brick pavers and sand joints are protected from harsh weather conditions, water damage, weed growth, mold/mildew, anthill activity, and sun fading. Sealing and maintaining brick paver areas will ensure prolonged beauty and many years of use.
Brick Paver Sealers have three primary functions:
- Seal and protect the pavers from UV degradation and fading.
- Enhance the pavers by adding a wet look, shine, or both.
- Solidify or stabilize the jointing sand in between the individual stones.
Brick Paver Sealer types to use in 2025
I have yet to find the best brick paver sealer that stands out from the rest for all scenarios. To determine the best paver sealer, you must first understand its different types and the appearance you want to achieve when sone sealing. Below, I will break down the different types of sealers and their main differences.
Solid Acrylics vs Breathable (Styrene) Acrylics Paver Sealers?
When choosing a paver sealer, I have found that not all acrylics are equal. Many paver sealers contain inferior acrylics that will blush to turn white in color. Notably, it is the Behr Wet Look Sealer and H&C Water-based sealer. The best for a paver sealer is one that does not seal the surface 100% but instead breathes. These sealers are less prone to trapping moisture, possibly leading to the dreaded white haze. Most high-quality water-based sealers will not blush as they are thinner in viscosity. Solvent-based sealers containing solid acrylic tend to blush/turn white. If you choose a solvent-based sealer, make sure it is a “Styrene” acrylic, as these have tiny pinholes that allow the coating to breathe.
Traditional Solvent-Based Paver Sealers
Traditionally, these are the most popular and have been around for the longest time, and I have used them for the past 30 years for my paver restoration projects. These paver sealers are typically high in acrylic solids and will darken the surface. Available in Matte, Semi-Gloss, and High Gloss shine. Due to changes in many state VOC laws, solvent-based sealers may not be available locally but can be purchased online.
Crystal clear in liquid form. Popular solvents are Xylene, Toluene, and other Aromatic Solvents.
Pros: I have found that they last about 2+ years. Darken the color more so than water-based sealers. Add a higher level of gloss if desired. Typically, only one coat is needed. A higher level of protection against UV degradation and fading. Better for vehicle traffic.
Cons: It May need to be rolled on as many cannot be sprayed (too thick). It will not solidify joint sand or a water-based version. Square footage is less, typically about 100-125 sq. feet per gallon.

Water-Based Paver Sealers
Water-based versions of paver sealers have been forced on the scene in the last ten years due to low VOC (volatile organic compounds) laws. Currently, over 20 states in the US restrict the availability of solvent-based sealers. Water-based sealers still contain acrylics but will have a lower solid content.
Milky white in liquid form that dries clear.
Pros: They can be easily applied with a garden-type pump sprayer. It penetrates the substrate and sand joints better and hardens jointing sand. Square footage is better than solvent-based sealers. Typically, 150-200 sq. feet per gallon.
Cons: Multiple coats are needed. It will not darken as deeply or leave a high gloss like a solvent-based paver sealer—it offers a medium level of protection from UV degradation and fading. Softer acrylics can be prone to tire marks on a hot day.

Wet Look Brick Paver Sealers
“Wet look” sometimes gets confused with “gloss.” Using a paver sealer that will leave a “wet look” means darkening the surface, similar to if it was wet with water. To test, you can mist water on your pavers (as long as they do not already have a sealer that would repel the water) to see how they might look with a wet-look sealer. They will continue to appear wet even after the sealer dries.
Wet-look sealers are solvent-based or water-based penetrating formulas. These sealers may or may not contain a shine level of some sort.

Glossy Brick Paver Sealers
A shiny or glossy finish is achieved using a sealer that contains a high percentage of the solid content of the acrylic. This type of finish darkens faded pavers as if they are wet while adding a shiny finish. A shiny sealer can enhance the natural reds and brown tones that are found in standard brick pavers. The high solid content of these types of sealers will leave a high-gloss shine depending on the amount of solids. The higher the percentage of solids, the higher the gloss finish. For example, a 25% solid content sealer would be considered a semi-gloss, while a 30% solid content sealer would be considered a high gloss. In most scenarios, you will darken the pavers with a wet look. These sealers may be prone to being slippery when wet.

Joint Sand Stabilizing Paver Sealers
A side function of paver sealing is the ability to help solidify or stabilize the jointing sand from erosion. While most paver sealers will do this to some extent, some are designed specifically for this purpose. Examples: SB-1300 and SB-7700. Joint stabilizing paver sealers are solvent-based or water-based formulas. These sealers may or may not contain a shine level or a wet look.

My favorite and our most used paver sealer. I have used this for 30 years on about 75% of my projects annually. It is a little less shiny than the SuperSeal 30.
Similar to the SuperSeal30, SuperSeal25 is a Semi-Gloss Paver Sealer that can be used for Brick Paver Patios, Walkways, Driveways, etc. This sealer will darken the appearance and leave a shine similar to a semi-gloss. The SuperSeal25 is a 25% solid solvent-based, breathable acrylic sealer and curing compound.

Hello; I have an area by the pool that has both concrete and pavers. Two young children, do not want it slippery but would like to restore the look and give it protection. Thanks for your advice. These do seem great products. I decided to call the company that makes SB1300/700 and was disappointed to learn they don't recommend these products for joints less than 1/2". Deep and wide. These four cobble paver joints are 1/2" at the widest and 3/8" deep. So if anyone has tried these for faux joint application and if they worked, I'd appreciate it. BTW- The company was very approachable and helpful and also told me that their polymeric sand is not meant to be used on top of concrete because of moisture issues (not sure what), which… Read more »
Mostly same answers for me, but it's a slightly graded driveway in southeast FL, and I'm willing to roll or spray. I'd like water to be able to seep through cracks rather than run off into the street, but also prevent grass/weeds popping up. Possible to have both? Holly tree berries stain is an issue too. It's being laid right now, so how long to wait before applying?
Look at Super Seal 25 for this. You can apply as long as you do not have any efflorescence on the new pavers.
Had patio installed about a 1 1/2 ago, Oldcastle pavers. Getting some mildew in between sand joints. Patio was sealed with HTC solvent based. Do I need to add sand in joints before pressure cleaning and sealing.? Can I seal again but use the superseal 25 this time? Will it effect previous sealer?? There is one small portion of the deck that was added after the original deck. I sealed this with a water based sealer.. Can I seal over this part also with the superseal25??
Danielle, you pressure wash first, let dry, add sand, blow off excess sand, then seal. You can apply the SuperSeal25 on the old solvent based sealer but probably not on top of the water based sealer.

Thanks for your suggestion. How would you score this sealer? The only Surebond review that I see on your site is the Surebond SB-6000 with a score of 7.4. I ask this because my contractor gave me a recommendation for the Glaze N' Seal "Natural Look" Penetrating Sealer.
Andrew, we use a lot of the SB-1300 and it works well to seal and stabilize the sand.
I just had brick pavers put on to the sides of the driveway……….A sealer was apllied and now its darker and I'm so unhappy. Will it lighten in time?

Looking to seal primarily for color enhancement (seeking the really deep wet-look, no to little shine) that is non-yellowing & non-whitening with ease of maintenance. I just had a walkways of 16"x16" ashlar summit blend pavers by mutual materials installed. I love the picture at the top of the article and would like a similar look but I paid special attention to the part about being breathable and whitening. It seems the supersealer uses acryllic and not styerene. Can you suggest something that will give a similar look yet be breathable.
Wet look, semi gloss, joint stabilization if possible, application doesn't matter much.

Is this what generally is used for real brick patios? Can it be done in one coat. Is this sure bond a solvent or water based sealer. Does it have breathable acrylics in it?
I assume you make a different recommendation for brick pavers than for true brick?
Real bricks are concrete as well. We personally have applied it to them.

Keith, we do not work on tiles so I do not know what would work on the first 2. For the third area, I would look at the Super Seal 30. You can add grit to if the traction as well.
7 year old pool surround 1000 sq. ft. dull and faded. would like to seal and recover as much color as possible. Matte finish easy to install over polymer sand joints recently power washed.
Tom C, yes the SuperSeal Matte is very easy to apply. Make sure that you do not have any \”poly haze\”. This is dust from your sand that is tuck on top of the pavers. It dulls the appearance.

I brushed in mortar on my paver patio, which left a white film on top of the entire thing (approx 400 sf). I've since cleaned the patio, which has helped a bit, but the bricks still have the white haze. When it rains, they look as close to normal color as possible. Any recommendations for a sealer? I'm definitely thinking the wet look would help the situation. I live in Ohio.

Luke, you want to remove the mortar smears first. Try a product called MND80 for this. Seal when down with SuperSeal 25.
I did use NMD80 to remove. It did ok, but didn't take all of the white off. Thanks for the recommendation on sealer.

Our Belgard concrete paver patio has polymer sand joints. We live in Portland, Oregon. Need advice for a solution to moss growth in the sand. I just finished removing all the polymer sand and need to know the best joint filler. Will a sealer prevent moss growth? Can I power wash a patio that has been sealed without ruining the seal? Which is the best product to use? I don't mind a wet or semi-gloss finish.
Kayla, sealers will not prevent moss growth. It may minimize it slightly but nothing stops it. I would look at the SuperSeal 25 for this.
We just remodeled our driveway with the Calstone Quarry Stone pavers. We want to add sealer on the top. What's your recommendation? We live in Bay Area.

acid stained patio, did not take in many areas. we sealed with one coat of Valspar etch sealer. patio looks orange, we had used 'coffee" etching stain. noticed when it rained on the patio, it was darker and looked better. we have been told the only way to fix the patio is to strip and start over. we don't want to do that. what can we use to make darker, wet with a matte finish. we live in Oklahoma
Veronica, you could try a sealer like Super Seal Matte. I would do a test spot first to make sure it adheres though.
I just installed a patio of Pavestone's Rumblestone pavers. When dry, they have a nice variety of reds, grays, and tans, that's attractive; when wet, though, they all seem to turn the same shade of dull brown. I'd prefer to preserve the variety of color, so I think I'm looking for a sealer that will protect the pavers (and the little bit of sand between them, in the very small gaps), but not change the color at all, or give a "wet look". Is there such a thing?
(This is probably an unusual request…!)

dfc, nothing that I know of. I believe it just has a different solvent that makes it compliant for CA.

I'm in Northern California with a brick patio and aggregate (I think it's called aggregate — it's cement with superficial smooth pebbles on top) patio.
i'm hoping for a matte, no slip, wet look, and ideally to seal the mortar between the bricks which is slowly turning to sand.

dfc, you are limited in California. Your best choice is a semi-gloss product. SuperSeal VOC version.

Thanks for the reply! I noticed that the Super Seal in Matte finish only comes in 5 gallon containers. I have just under 100 sq. feet to do, is there anything similar that comes in 1 gallon sizes? If not, how long is the shelf life of the 5 gallon one, as I can use it for possible future coats.

I haven't been able to find out if the Paver installation on my front entry and lanai used solvent or water based sealer when my house was built six years ago here in central Florida (Citrus county). I can tell by the appearance that it is ready for resealing. Does it make a difference what the original sealer was?
Chuck, most likely if it was in Florida that used a solvent based sealer. I would stick with that.
Hi…I recently installed EP Henry brick pavers on my back patio…the ribbon is mortared down to the pre-existing concrete patio and the bricks are sitting on screenings…..the joints are filled with polymeric sand……I am looking for the best sealer available. below are the answers to your questions:

Hello, need some help choosing the right sealer for my cambridge pavers. I would like the wet look with little to no gloss, Joint stabilizing a must, doesn't matter how it is applied ( but easy would be nice). I live in nyc, 1000 sq feet between driveway and patio.

I need help deciding what sealer to use. I live in florida and i am sealing back porch pool area. I used polymeric sand in a few places that needed it. I do not want a high gloss. I also do not want any efflorescence, yellowing since i currently have neither. I also do not want a bad smell that will linger after applying.I would also like a product that is easy to apply. Hello, I would like your opinion for two areas for sealing. Recently got a contractor to acid stain our patio "caramel". We also have pavers in back yard (new). Turns out the concrete color is more bright orange – not sealed yet. They didn't provide a test area for us to look at or we'd say heck no! I noticed when I watered it down, both the pavers and concrete looked better (they almost go together). Tom, you would want a wet look sealer that darkens the color. Problem is there is no such thing as one that penetrates completely. You may alos be severly restricted in you area. Which county are you in?

Would the SB-6000 be OK for the stained concrete as well? I like the fact that it is NOT glossy. I'd like to buy one sealer that works well for both pavers and concrete. I bought a gallon of SB6000 and it looks really nice. Just don't know if it'll hold up well on stained concrete slab.

I just put down a Paver Patio using 16×16 pavers. I used a ploymeric sand to fill the joints. I want to seal everything to keep it looking nice. Michael, I would look at the SuperSeal Matte. It can be rolled on, does not have issues with heat, and is not prone to whitening. Mattes have some gloss though. Other option would be SB-6000.

Joint stabilization is not especially important, but we would like something that is easy to apply and low toxicity (because of pets and children). Bill, SuperSeal Matte, SB-6000, or Masonry Saver Paver Sealer all will add some wet look and a matte or no shine. Should not be slippery either.

I want a wet look, matte or no gloss, joint stabilization is not important, ease of application is not important. This is for a southern florida paver driveway which was sealed two years ago and needs another application. I don't know what type of sealer was used, and it was applied with a roller.

Tammy, there are both and negatives with water based vs solvent based paver sealers. Here are a few tips: 1. Both water based and solvent based paver sealers contain acrylic. 2. Water based are easier to apply 3. Solvent contain a higher amount of acrylic typically then water based. This means that you typically need 2 coats of a water to achieve what one coat of a solvent will do. 4. When tinting, what type of product do you recommend withthe super seal 30? In the past I used a paint when mixing with the HC sealant to get a nice terra cotta look. Also any suggested site to call and or to order from?

Mark, I believe that SuperSeal can be tinted but we have never done it before. I would contact the manufacturer for help with this and ordering.
Do you guys know if you can get that wet look on stamped paver walkways with the same super seal product for porous brick pavers? I'm in Florida also, that's how I found this… would you recommend something else?
I don't want the stuff to saturate the top since regular pavers usually soak up a good portion or the sealant.
Paver Apprentice, yes the SuperSeal25 can be used for stamped concrete as well and that is what we use when sealing stamped patios.
looking for best driveway (brick paver) sealer. Live in FL where large drive gets afternoon sun- VERY dissapointed in HC product as they lost BOTH wet/gloss look and beading in less than a year- with 2 coats! Any suggestions please?
Mark, Florida is very popular with brick pavers but unfortunately you have a very high UV index which requires periodic maintenance. This is what I would do. 1. Seal with a product like SuperSeal 30. This contains the highest amount of acrylic that gives the wet look and gloss. 2. Every 12-18 months, reset the SuperSeal30 with a solvent such as Aromatic 100 or Xylene. Thank you once again! I was just reading specifics and watching the you tube video on this product and I see it is NOT recommended for brick surfaces (too porous) which is what my drive is made up of- brick pavers. Any alternative product suggestions?

In addition they were referring to bricks not brick pavers. They are not the same thing and are manufactured differently then traditional bricks on homes. You could also use the SuperSeal25 Non-Yellowing. They only difference is that the 30 has a slightly higher amount of acrylic.

I am a general contractor in TN and I installed a red brick paver floor in the breakfast area, inside the house. It looks great but somewhere along the construction process something had leaked on the pavers and has left a stain that I cannot get out.
