I have yet to find the best brick paver sealer that stands out from the rest for all scenarios. To determine the best paver sealer, you must first understand its different types and the appearance you want to achieve when sone sealing. Below, I will break down the different types of sealers and their main differences.

Types of Brick Paver Sealers

Solvent-Based Acrylic Sealers

Water-Based Acrylic Sealers

Solid Acrylics vs Breathable (Styrene) Acrylics Paver Sealers?

When choosing a paver sealer, I have found that not all acrylics are equal. Many paver sealers contain inferior acrylics that will blush to turn white in color. Notably, it is the Behr Wet Look Sealer and H&C Water-based sealer. The best for a paver sealer is one that does not seal the surface 100% but instead breathes. These sealers are less prone to trapping moisture, possibly leading to the dreaded white haze. Most high-quality water-based sealers will not blush as they are thinner in viscosity. Solvent-based sealers containing solid acrylic tend to blush/turn white. If you choose a solvent-based sealer, make sure it is a “Styrene” acrylic, as these have tiny pinholes that allow the coating to breathe.

Traditional Solvent-Based Paver Sealers

Traditionally, these are the most popular and have been around for the longest time, and I have used them for the past 30 years for my paver restoration projects. These paver sealers are typically high in acrylic solids and will darken the surface. Available in Matte, Semi-Gloss, and High Gloss shine. Due to changes in many state VOC laws, solvent-based sealers may not be available locally but can be purchased online.

Crystal clear in liquid form. Popular solvents are Xylene, Toluene, and other Aromatic Solvents.

Pros: I have found that they last about 2+ years. Darken the color more so than water-based sealers. Add a higher level of gloss if desired. Typically, only one coat is needed. A higher level of protection against UV degradation and fading. Better for vehicle traffic.

Cons: It May need to be rolled on as many cannot be sprayed (too thick). It will not solidify joint sand or a water-based version. Square footage is less, typically about 100-125 sq. feet per gallon.

Water-Based Paver Sealers

Water-based versions of paver sealers have been forced on the scene in the last ten years due to low VOC (volatile organic compounds) laws. Currently, over 20 states in the US restrict the availability of solvent-based sealers. Water-based sealers still contain acrylics but will have a lower solid content.

Milky white in liquid form that dries clear.

Pros: They can be easily applied with a garden-type pump sprayer. It penetrates the substrate and sand joints better and hardens jointing sand. Square footage is better than solvent-based sealers. Typically, 150-200 sq. feet per gallon.

Cons: Multiple coats are needed. It will not darken as deeply or leave a high gloss like a solvent-based paver sealer—it offers a medium level of protection from UV degradation and fading. Softer acrylics can be prone to tire marks on a hot day.

Wet Look Brick Paver Sealers

“Wet look” sometimes gets confused with “gloss.” Using a paver sealer that will leave a “wet look” means darkening the surface, similar to if it was wet with water. To test, you can mist water on your pavers (as long as they do not already have a sealer that would repel the water) to see how they might look with a wet-look sealer. They will continue to appear wet even after the sealer dries.

Wet-look sealers are solvent-based or water-based penetrating formulas. These sealers may or may not contain a shine level of some sort.

Glossy Brick Paver Sealers

A shiny or glossy finish is achieved using a sealer that contains a high percentage of the solid content of the acrylic. This type of finish darkens faded pavers as if they are wet while adding a shiny finish. A shiny sealer can enhance the natural reds and brown tones that are found in standard brick pavers. The high solid content of these types of sealers will leave a high-gloss shine depending on the amount of solids. The higher the percentage of solids, the higher the gloss finish. For example, a 25% solid content sealer would be considered a semi-gloss, while a 30% solid content sealer would be considered a high gloss. In most scenarios, you will darken the pavers with a wet look. These sealers may be prone to being slippery when wet.

I live in upstate NY. and have just put in a new paver driveway. I would like to put a wet look finish to it but was told to wait for a year. I would like a high gloss finish, Joint stabilization is important. The method of application is not so important as the outcome of the job.
Should I wait for a year or do it now? I would like to know what sealer I should use?

I also need a product to recommendation for removing the white haze from the pavers. The pavers were installed about 45 days ago.

I have been told that it is efflorescence. It was not there when they installed the pavers. The more rain cycles we have the worse it seems to get. I tested a small area with the pressure washer and it came right up.

I had Nicolock pavers put down in my backyard about 8 weeks ago.. and I'm ready to seal them now. I was told to wait at least 8 weeks to let any efforvescence rise up.. none has… the stones still look all very clean.. so is there any reason to clean them now before putting down the sealer? Also.. I'd like a semi-gloss sheen on them.. and some joint stabization.. and easy application as I'm doing it myself.. patio is only about 240 sq ft. Which product would you recommend? Thanks very much for the advice! ~

My husband and I recently laid down some brick pavers. We used the jointing sand that hardens after lightly spritzing. Well, some of the jointing sand got onto our pavers and now the top of the pavers have a slight gray haze to them. Will sealing them bring back the redness?

Have pool deck pavers by Flagstone pavers. Want a wet look, semi-gloss, joint stabilization and don't care about ease of application. Have had them down a year, used a water based Seal 'n Lock product after 30 days with a spray and roller(2 coats). Now, after a year had to scrub them clean again( mold and dirt) with a brush and dish soap/water solution. Live in FL and this is a problem.

What do you suggest? Thx.

Wet look = Yes
Gloss = Yes shiny
Joint Stabilization = Not important but if had to choose say yes
Pavers about 7 years old = Sealed twice in that time. Very faded

Hi I live in Mi, have a shady yard, put brick pavers where above ground pool used to be. They have tons of weeds in between the pavers, are dull and I am sick of pulling weeds! What is a good sealer in Michigan that inhibits weeds. I would like a wet look, not shiny, joint stabilization as some movement noted, easy application. Also the chimeria is on this patio, so needs to be heat tolerant altho we don't use it much. thanks

We had pavers installed over our front (porch/concrete pad) entranceway which happens to be overtop a cold cellar. The installation led to water leaks into the cold cellar. I now plan on removing the pavers, apply a liquid sealer such as Thompsons, add a membrane, re-install the pavers and install a sealer over the pavers. I prefer a Matt finish, and one that seals the sand/grout and is non-slippery. Any suggestions?

I have an exposed brick outdoor kitchen with the top surface made of brick as well. It leaks excessively into the storage area under the structure. it is also constructed of wolmanized wood so rotting will become a problem in the future. I have sealed around the grill unit, but water poors in after a hard rain. Short of tearing it out and replacing with a solid top, what would the best sealing solution be.

I have a 6000sf patio of Belgard concete pavers. I placed large boulders throughout the area. The rain washed iron ore from the rocks and it has stained and ruined the pavers. Do you know of anything that will get the stain out before I seal the pavers???

Live in Idaho. Extreme temperature changes with high UV exposure. Looking for matte to medium gloss sealer to reseal a faded/dull colored and stamped concrete walkway. What would you recommend

About 400 sq ft paver patio. Polymeric joint sand used when installed. That left the entire patio with a whitish haze so the whole patio looked aged from the day of completion. And in a lot of places the polymeric did not harden, so was just grey colored sand. The patio looks good when wet.

I have concrete pavers for a patio under a deck with 1/2" joints. I tried polymeric sand in the joints but when it rained the drips off the deck created lots of voids. So I need joint stabilization and I'm not sure if polymeric sand is best suited for concrete pavers. I plan to seal them this time, any help is appreciated.

What would you suggest for application using a sprayer? I have concerns trying to roll the product on given the fine sand that I used. I can't see how I would be able to roll it on and seal the sand without dragging it across the top of the pavers.

I previously used Behr Low Luster No.986 on brick pavers on my FL driveway and pool deck. It's time to reseal. Looking for a product that is compatible over the 2 year old Behr product. Would prefer low gloss but some luster would be OK too. Joint stabilization/ application method is not important. Thanks for helping!

Hi, Have a gallon of Elastomeric waterproof sealer for a brick paver walkway between garage and cement walkway. Would this product from Prote Shield do the job? It covers about 200 sq ft per gallon.

Just power washed & resanded our paver patio w/ polymeric sand. The sand seemed to harden, but some areas seem "bubbled", and it all softens when wet. Thus, considering adding a sealer. Problem is when I power washed, I was mainly concerned w/ getting moss/gunk out of joints (so using narrow jet w/ highest pressure), which has left swirly marks on the pavers. 1. I am in the rainy part of Oregon. I have a house built in the early 60s of red brick that has become porous over the years. I am getting water in the basement and after spending several 1000s on fixing other things–I still have basement wet that seems to come from the bricks. I am wanting to seal it but am not sure what I should use. Thank you for opinions.

Prefer a Wet Look for added color
Prefer a High Gloss but must have less if it is slippery when wet
Joint Stabilization is important but pavers are butted together, fine sanded, and pretty tight (minimal gap)
More difficult application is OK if I have to (anyone had rather use the 'easy' button, though)
Patio, sidewalk, and an inlay on stair treads (no vehicle traffic), approximately 700 sf
