They offer an alternative to regular plain white concrete by adding old-world charm, resembling walkways and streets of the 19th century. Brick Paver patios can be customized to be designed for any area. They are trendy for driveways, walkways, around pools, etc. Of course, with any exterior horizontal surface, there is a need for general maintenance with brick pavers by cleaning and sealing regularly.

Sealing brick pavers can be a do-it-yourself project if you feel comfortable, or it can also be done by an experienced contractor like me. The important matter is that the brick pavers and sand joints are protected from harsh weather conditions, water damage, weed growth, mold/mildew, anthill activity, and sun fading. Sealing and maintaining brick paver areas will ensure prolonged beauty and many years of use.
Brick Paver Sealers have three primary functions:

I have yet to find the best brick paver sealer that stands out from the rest for all scenarios. To determine the best paver sealer, you must first understand its different types and the appearance you want to achieve when sone sealing. Below, I will break down the different types of sealers and their main differences.

Solid Acrylics vs Breathable (Styrene) Acrylics Paver Sealers?
When choosing a paver sealer, I have found that not all acrylics are equal. Many paver sealers contain inferior acrylics that will blush to turn white in color. Notably, it is the Behr Wet Look Sealer and H&C Water-based sealer. The best for a paver sealer is one that does not seal the surface 100% but instead breathes. These sealers are less prone to trapping moisture, possibly leading to the dreaded white haze. Most high-quality water-based sealers will not blush as they are thinner in viscosity. Solvent-based sealers containing solid acrylic tend to blush/turn white. If you choose a solvent-based sealer, make sure it is a “Styrene” acrylic, as these have tiny pinholes that allow the coating to breathe.
Traditional Solvent-Based Paver Sealers
Traditionally, these are the most popular and have been around for the longest time, and I have used them for the past 30 years for my paver restoration projects. These paver sealers are typically high in acrylic solids and will darken the surface. Available in Matte, Semi-Gloss, and High Gloss shine. Due to changes in many state VOC laws, solvent-based sealers may not be available locally but can be purchased online.
Crystal clear in liquid form. Popular solvents are Xylene, Toluene, and other Aromatic Solvents.
Pros: I have found that they last about 2+ years. Darken the color more so than water-based sealers. Add a higher level of gloss if desired. Typically, only one coat is needed. A higher level of protection against UV degradation and fading. Better for vehicle traffic.
Cons: It May need to be rolled on as many cannot be sprayed (too thick). It will not solidify joint sand or a water-based version. Square footage is less, typically about 100-125 sq. feet per gallon.

Water-Based Paver Sealers
Water-based versions of paver sealers have been forced on the scene in the last ten years due to low VOC (volatile organic compounds) laws. Currently, over 20 states in the US restrict the availability of solvent-based sealers. Water-based sealers still contain acrylics but will have a lower solid content.
Milky white in liquid form that dries clear.
Pros: They can be easily applied with a garden-type pump sprayer. It penetrates the substrate and sand joints better and hardens jointing sand. Square footage is better than solvent-based sealers. Typically, 150-200 sq. feet per gallon.
Cons: Multiple coats are needed. It will not darken as deeply or leave a high gloss like a solvent-based paver sealer—it offers a medium level of protection from UV degradation and fading. Softer acrylics can be prone to tire marks on a hot day.

Wet Look Brick Paver Sealers
“Wet look” sometimes gets confused with “gloss.” Using a paver sealer that will leave a “wet look” means darkening the surface, similar to if it was wet with water. To test, you can mist water on your pavers (as long as they do not already have a sealer that would repel the water) to see how they might look with a wet-look sealer. They will continue to appear wet even after the sealer dries.
Wet-look sealers are solvent-based or water-based penetrating formulas. These sealers may or may not contain a shine level of some sort.

Glossy Brick Paver Sealers
A shiny or glossy finish is achieved using a sealer that contains a high percentage of the solid content of the acrylic. This type of finish darkens faded pavers as if they are wet while adding a shiny finish. A shiny sealer can enhance the natural reds and brown tones that are found in standard brick pavers. The high solid content of these types of sealers will leave a high-gloss shine depending on the amount of solids. The higher the percentage of solids, the higher the gloss finish. For example, a 25% solid content sealer would be considered a semi-gloss, while a 30% solid content sealer would be considered a high gloss. In most scenarios, you will darken the pavers with a wet look. These sealers may be prone to being slippery when wet.

Joint Sand Stabilizing Paver Sealers
A side function of paver sealing is the ability to help solidify or stabilize the jointing sand from erosion. If hazing it is most likely from the old sealer and you will need to chemically strip this off. Please post a picture to help determine.
Would you say this is Efflorescence or Hazing from the previous water based sealant which was applied a year ago. Whichever the cause what is the best way to remove it and what is the best solvent based sealant to apply? As a side note the temperatures here are quiet brutal in the summer months…
We want as close to the wet look as possible without being slippery.
It is probably both as the sealer looks discolored and the edges have a white residue underneath the sealer. To fix you will need to strip first and then use a special cleaner to remove any additional stains. The issue is could be Efflorescence, Calcite, Calcium, etc and there is not one cleaner that will remove all.
FYI, this is not an easy fix. You may want to hire this out.

I realized that I did not provide a complete picture of the issue I am having with the pavestone discoloration. There are 3 different affected areas measuring about 3’X4′ each (those are reflected in the first photos I sent) – the remaining pavestone looks as the picture I’ve included today. If this additional information helps I would be eager to know as a whole of my UNAFFECTED pavestone what products to use for water base sealant removal and a new sealant product for a high gloss look. I just installed a 12 x 12 ft slate paver patio (Sienna color). Sealed it with locking sand. I have areas of white effervescent marks that I’m scrubbing with vinegar to reduce its notability. I live in Wisconsin ,so once spring arrives it will be exposed to ‘full day sun’….no shade. If I apply the Super Seal 30 gloss sealer…would it help cover over the whitish markings on the pavers…and also help prevent anymore effervescent bleeding through the pavers? I prefer not to use chemicals on the white marks to avoid disrupting my sand …and the vinegar scrubbing really has… Read more »

For the exterior, try the SuperSeal-M for no change in appearance. For the inside, stay with the same type as previous so it will adhere correctly.
Sorry – should have added that I did apply the Gator Hybrid. I have not seen any discoloration and have had no problems but did not come close to achieving the result i wanted. Really can’t tell that anything was applied to the concrete pavers

Pavers are in good condition but these do not look wet nor is there a gloss. Look unprotected to me but they have a good coat of the Gator Hybrid
It looks like in the pictures that the old coating failed and turned white. Also, is there sand stuck on top of the pavers from when the sealer was last applied?
Wet down a section of the pavers with water and send a close up of how it looks when wet please.

The yellow in the pavers, is that the way the pavers or supposed to be or is that old sealer that has discolored or sand stuck on top of the surface? Hard to tell.
That’s a color in the pavers. There is one coat of sealer on it that was put on this past September but that’s not old sealer or sand.
That is color in the pavers. It’s not sand or old sealer. They were laid last May and I sealed them with the manufacturers recommended sealer in September.
Ok, try a sealer like the Supreme Shield SB-600 to give a rich wet look.

Pavers installed last May and paver company recommended Gator Hybrid High Gloss with color enhancer.
Haven’t seen much color enhancement and definitely no gloss. They are beautiful when it rains and that is the look I want but I don’t want them to be slippery when wet.

No, it cannot be sprayed with a power sprayer. Easiest is to roll it on. Do a search online for purchase. You will need about 13 gallons for 1275 sq feet.
How do you avoid rolling the joint sand all over the surface???
Make sure that the sand is down in the joints about 1/2 inch from the top of the pavers and take care to not “pull” the sand out when applying.
I live in coastal Florida and have concrete pavers around my pool. They were previously sealed twice, over 15 years, with “Super Diamond Clear” and “Diamond Clear”. Thirty months after the Diamond Clear coat, some of the pavers have clouded over with a whitish haze.
How do I correct this and what is the best paver sealer with a wet look, semi gloss, joint stabilization, in a pool area with foot traffic only. Who doesn’t like ease of application, though the other factors are more important.
To fix you will need to chemically strip off the Diamond clear coatings. We use the Clemons Concrete Sealer Stripper.
After the prep, try the Super Seal 25 Paver Sealer.

We do have a gutter. It is the drip off the awning , down through the beams. Its not full force rain or roof runoff. Just drip from the beams on the awning its self.
On patio / slated cover, rain drips closest to roof onto brick pavers and washes out the sand, We prefer the matte look.
No way to stop the sand washout from rain. Maybe add a gutter there? Try Super Seal Matte Paver Sealer.
Existing Hanover Pavers in commercial vehicular delivery area 4,000 sf need recommendation on sealers to apply to repel oil or grease spots . We have existing 40 spots which will be cleaned using commmercial degreaser or simple cleaners spot method with water pressure wash lightly. No problem with wet look or sealing that would change color or finish on these porous pavers. Your recommendation ?

5. Antique gray brick paver. Installed about a year ago. Borders the front walkway and back patio and covers the front porch. Not a large area. In the photo, you can see the front porch is still dark and the front walkway border is almost white from fading. Will applying the sealer with a wet look bring back the dark color?

Thank you for answering questions I had on February 16, 2018. Since then, I’ve received a proposal from a commercial brick interlocking company that proposes to use the product “Seal-N-Lock Super Wet” for sealing our driveway and lanai pavers.
Feb 16 you recommended using “Super Seal 25 Paver Sealer”. Is there a difference between the two? Unless there is no difference between the two, I’m going to insist on using the product you recommended, the”Super Seal 25 Paver Sealer”.

The main difference between the two is that the Matte has a shine while the SB-600 does not. Both give a wet look. The Matte sheen is between no shine and a semi-gloss.

Okay – so more of a satin finish (Im thinking along the lines of paint sheen) than completely matte. I plan on rolling most of the pavers, cutting in with a brush where I need to. What do you recommend for roller type and nap?
Yellow sponge type rollers work well. 1/2″ or 5/8″. Any brush should work but you probably will not need one. The roller can get to the edge.

I’ve got two more… 1) I plan on washing the pavers with a pressure washer and scrubber head – using just water. Yes, you should prep first. If not that dirty, just do a light pressure rinse. For not wet look or shine, try the Surebond SB-1300 for joint stabilization. If you do not want joint stabilization, then try a regular concrete sealer like the Super Seal-M or Masonry Saver Heavy Duty.
I am in Florida and have pavers around pool and driveway…Based on what I have read it appears that a wet look semi gloss solvent acrylic making sure it is a styrene acrylic is what would be best…Is that correct?
