I have yet to find the best brick paver sealer that stands out from the rest for all scenarios. To determine the best paver sealer, you must first understand its different types and the appearance you want to achieve when sone sealing. Below, I will break down the different types of sealers and their main differences.

Solid Acrylics vs Breathable (Styrene) Acrylics Paver Sealers?

When choosing a paver sealer, I have found that not all acrylics are equal. Many paver sealers contain inferior acrylics that will blush to turn white in color. Notably, it is the Behr Wet Look Sealer and H&C Water-based sealer. The best for a paver sealer is one that does not seal the surface 100% but instead breathes. These sealers are less prone to trapping moisture, possibly leading to the dreaded white haze. Most high-quality water-based sealers will not blush as they are thinner in viscosity. Solvent-based sealers containing solid acrylic tend to blush/turn white. If you choose a solvent-based sealer, make sure it is a “Styrene” acrylic, as these have tiny pinholes that allow the coating to breathe.

Traditional Solvent-Based Paver Sealers

Traditionally, these are the most popular and have been around for the longest time, and I have used them for the past 30 years for my paver restoration projects. These paver sealers are typically high in acrylic solids and will darken the surface. Available in Matte, Semi-Gloss, and High Gloss shine. Due to changes in many state VOC laws, solvent-based sealers may not be available locally but can be purchased online.

Crystal clear in liquid form. Popular solvents are Xylene, Toluene, and other Aromatic Solvents.

Pros: I have found that they last about 2+ years. Darken the color more so than water-based sealers. Add a higher level of gloss if desired. Typically, only one coat is needed. A higher level of protection against UV degradation and fading. Better for vehicle traffic.

Cons: It May need to be rolled on as many cannot be sprayed (too thick). It will not solidify joint sand or a water-based version. Square footage is less, typically about 100-125 sq. feet per gallon.

Water-Based Paver Sealers

Water-based versions of paver sealers have been forced on the scene in the last ten years due to low VOC (volatile organic compounds) laws. Currently, over 20 states in the US restrict the availability of solvent-based sealers. Water-based sealers still contain acrylics but will have a lower solid content.

Milky white in liquid form that dries clear.

Pros: They can be easily applied with a garden-type pump sprayer. It penetrates the substrate and sand joints better and hardens jointing sand. Square footage is better than solvent-based sealers. Typically, 150-200 sq. feet per gallon.

Cons: Multiple coats are needed. It will not darken as deeply or leave a high gloss like a solvent-based paver sealer—it offers a medium level of protection from UV degradation and fading. Softer acrylics can be prone to tire marks on a hot day.

Wet Look Brick Paver Sealers

“Wet look” sometimes gets confused with “gloss.” Using a paver sealer that will leave a “wet look” means darkening the surface, similar to if it was wet with water. To test, you can mist water on your pavers (as long as they do not already have a sealer that would repel the water) to see how they might look with a wet-look sealer. They will continue to appear wet even after the sealer dries.

Wet-look sealers are solvent-based or water-based penetrating formulas. These sealers may or may not contain a shine level of some sort.

Glossy Brick Paver Sealers

A shiny or glossy finish is achieved using a sealer that contains a high percentage of the solid content of the acrylic. This type of finish darkens faded pavers as if they are wet while adding a shiny finish. A shiny sealer can enhance the natural reds and brown tones that are found in standard brick pavers. The high solid content of these types of sealers will leave a high-gloss shine depending on the amount of solids. The higher the percentage of solids, the higher the gloss finish. For example, a 25% solid content sealer would be considered a semi-gloss, while a 30% solid content sealer would be considered a high gloss. In most scenarios, you will darken the pavers with a wet look. These sealers may be prone to being slippery when wet.

Hello, I live in southwest Florida and am looking to seal our newly installed paver pool deck. I would like the wet look but no shine. Joint stabilization is not important but I would prefer to roller the product on. Which product would you recommend? Thank you!

I live in western Oregon and have a concrete paver patio with sand in the joints. I would like to seal it for protection and a richer look. When I hose it down I love the look and the color it brings out but once it dries its blah. What would be the best sealer for a wet look and a bit of shine (gloss) and brings out the darker tones in the concrete.

I live in Virginia Beach and re-laid some old (~30 year old) brick in my driveway and walkways. Used new brick pavers as an apron and header row around. Some of the brick have corners chipped off of them so joint stabilization is a must as some of the joints are large.

Looking to seal my newly installed pool deck. It was done with brick pavers. I want the wet look but no gloss because I don't want it to be slippery. I tried the H&C wet look product in a small sample area and I am not satisfied with the look. It barely has the wet look that I want. The installer told me preferably to use water based since the solvent based damages the pavers. Any recommendations?

Hi. I live in Minnesota so we have the extreme temperatures. I am looking to seal a large area of paver patios: driveway, sidewalks, patio. The install is about 9 years old. I also want to seal the stone siding outside of my house. I am seeking: 1. Wet look- yes 2. No gloss, prefer matte 3. Joint stabilization- not sure- would like to see the weeds gone 4. My paver guy wants to seal our driveway with Techniseal because it is made by Tremeron who made our pavers. I notice you have them listed on your website but I could not find a review. Is there one somewhere and if not do you compare them to Super Seal 25. We would use Techniseal's Wet Look Sealer WL4 which is solvent based.

I live in northwest Florida and recently installed (2 months ago) pavestone pavers over my old concrete back porch. They have a nice mottled neutral look that blends well with my used brick house wall and the porch drains well. The porch is elevated and I intend to paint the vertical concrete surface with rustoleum 10x then deck down, so paver joint stability is my primary concern. I need help with brick pavers in my kitchen. I've had them refinished twice recently but they keep turning a yellow-ish white color in certain spots. I believe we have a high-water table which may explain it. Would a breathable sealant, instead of one that attempts to block moisture be a better idea?

I have old pavers in my front driveway that have never been sealed. I just had new pavers installed in pool area. Joint stabilization is not important. Achieving a wet look without the chances of it clouding over is very important. I live in south florida which get tremendous sun and rain. I hear you need to have a sealer that has microscopic pin holes in it to allow the moisture to escape. This will not cause the clouding over like some sealers do. I would like to roll it on with a solvent based sealer. What are some recommendations?… Read more »

Thanks… do I use a roller or spray for this?
Also, I read that I need to wait 2 or 3 months to seal since the pavers are brand new. Some kind of salt has to come up. Is that true? Or can I seal right away without a power washer? (Just sweep the dust and any dirt and apply the sealer).

what about necessary prep prior to putting down the SuperSeal25 or SuperSeal Matte? New pavers with regular sand. Do I need to rinse off or is a little sand dust on the pavers an issue?

what about any prep requirements if the pavers are new, no stains, just the dust from the sand. Do I need to hose them off prior to prep, or is the dust fine?

One month ago we installed a 700 sq. ft patio using 16×16 paver stones from the Cassey Collection (brown tones) at Lowes. We used Sakrete polymeric sand to fill the joints and immediately we noticed the white haze everyone is talking about. We love the multiple colors when they are wet by upon drying they look white again. We want to seal the stone with a somewhat wet look that will not be to slick and we want to bring out the brown tones but are worried about sealing in the haze. Any recommendations? We have attempted removing with the recommended diluted Vinegar and lots of scrubbing with no luck. We are out of ideas and are just going to seal because the sand in the joints is getting loose from all the attempted cleaning. We have already had to replace some sand. We are just going to seal and be done. I have read that if you put the wet look sealant on it will bring out the color and hide some of the haze. Is this true and which to do you recommend? Thank you! When they give coverage, is that per coat, or total at the recommend number of coats? For example, I have about 800 square feet of very porous stone. At 100 feet per gallon (being pessimistic) should I order eight gallons or sixteen? Also assuming that the second coat would use way less product, right? Thanks again.

Hi, just installed new brick pavers manufactured by Flagstone Pavers. I live in the Tampa Bay Area of Florida. Overall concern is lifespan, quality and durability. Like everyone else, I'm a homeowner looking for the best product that I can install myself with low maintenance if possible. Hi – We have a paver patio in our back yard with a retaining wall made of concrete wall block. We live in the mountains and can get quite a bit of snow in the winter which can last 4-6 months. I would like a water-based sealer that will give a wet look and is matte or semi-gloss that will definitely help with joint stabilization. Can we apply the same sealer to both the patio and retaining wall? Thanks for your recommendations.

I live near Spokane, WA and need to seal pavers that are about 9 years old. We get snow in the winter here, and also some rain in the spring and early fall. Concrete pavers are on the walkway to front porch, parking area right in front of the garage, and walkway to the back yard. I live in SW Florida and need to seal brick paved pool deck/patio and driveway. We recently bought the house and it does not look like it has been ever sealed. The pavers are about 10 years old. I have pressure washed the area couple of times since we moved in about a year ago which may have removed some of the sand.
1. Do I need to apply sand?
2. What sealer should I pick (wet look – YES, semi gloss, joint stabilization important-YES, easily applied – YES)
Any help is greatly appreciated.

Hi. I recently had a brick paver patio installed, and the time has come to seal it. I'm in SW Florida. The company that installed the patio recommended that I use Clear-Seal 660, a xylene based sealer. But I haven't been able to find any good information about the product and wonder how it compares with say the Super Seal 30 product. Folks, my 1st post. Perhaps someone can offer a point of view/feedback on this. I am a BP Pro Sealer user. I just want to try something else that will bring out more of the color on my Paver stone ( reds/browns/charcoal) … I have sealed the serfaces a few times. Wouldn't you know, I came up with hopefully just one more question….After looking for Super Seal Matte, I got a bit confused (not hard for me to do) about the name. I understand that Super Seal Matte, is not the same product as Super Seal M.; one being solvent based, one being water based. I'm just not sure exactly what Super Seal Matte is or who makes it. I read somewhere that Clemens Concrete Coating makes a Matte finish in their Super Seal 25 product, but they don't list it as a product on their website. So is this what… Read more »

Live in southwest FL, need to redo sealing of pavers on pool deck(14yrs old) and front sidewalk and entry(6yrs old). Previously used a xylene based product(Scott Paint) but most of the sealer has worn off or has whitish apprearance.
Want a wet glossy look but concerned about it being slippery(previously experienced). Will be resanding so I need joint stabilization and want application to be as esay as posiible as I will be working my butt off the remove the old sealer, white haze and mildew.
